6 CONSTRUCTION CHOICES THAT CAN MAKE BUILDINGS MORE HEAT-RESILIENT

As the summer months approach, heat resilience is becoming a key priority for the UAE’s built environment. In the region, cooling can account for up to 80% of a building’s total electricity consumption, making design and construction choices critical not only for comfort, but also for long-term efficiency and sustainability. At the same time, the UAE Energy Strategy 2050 targets a 40%  reduction in energy demand across key sectors. This means buildings can no longer depend only on mechanical cooling after completion. The decisions made during planning, design, material selection, and construction directly influence how liveable a building will be for future residents and tenants.

For Access Consult, years of experience across the UAE’s built environment have shown that designing for this region requires a clear understanding of climate, local regulations, cultural context, user comfort, and operational performance. Drawing on this experience, Access Consult outlines six construction choices that can help make buildings in the UAE more heat-resilient.

  1. Choosing the right building orientation

One of the most effective ways to reduce heat gain is to study how the building sits on its plot. Orientation affects how much direct sunlight a building receives during the hottest parts of the day. Research in the UAE shows that north-facing windows consume 36% less annual cooling energy compared to windows facing other directions.

Consultants can help developers assess sun paths, neighbouring buildings, wind direction, and views before finalising massing and layout. By reducing unnecessary exposure on the most heat-sensitive façades, buildings can perform better before any mechanical cooling system is even switched on.

  1. Designing façades that work with the climate

The façade is one of the most important elements in heat-resilient construction. It is the building’s first line of defence against solar radiation, heat transfer, glare, and outdoor temperature extremes.

High-performance glazing, shading devices, insulated panels, balcony projections, façade fins, and carefully selected cladding systems can all help reduce heat gain. The aim is to design a building envelope that supports comfort and energy efficiency. In the GCC, façade design must balance daylight, views, aesthetics, durability, and thermal performance.

  1. Using materials with better thermal performance

Some materials absorb and retain heat quickly, while others help regulate internal temperatures more effectively. Choosing appropriate insulation, wall systems, roofing materials, and external finishes can significantly improve a building’s performance during summer.

Light-coloured external materials can help reflect sunlight, while insulated walls and roofs reduce heat transfer into the building. In large developments, these choices can make a noticeable difference to indoor comfort and operational costs over time. Good material selection also supports durability, which is critical in environments exposed to intense sun, humidity, and temperature fluctuations.

  1. Strengthening wall insulation and airflow

In hot climates, double-wall construction, cavity walls, and insulated blocks can help reduce the amount of heat entering a building and support more stable indoor temperatures. While these options may slightly increase initial construction costs, they contribute to long-term comfort and efficiency.

Cross ventilation should also be planned early. Windows on opposite walls, open layouts, and ventilation shafts can support natural air movement through the building. When airflow is properly considered, interiors feel less stagnant and cooling systems do not have to work as hard.

  1. Planning roofs and outdoor areas carefully

Roofs are among the most exposed parts of a building, making them a major source of heat gain. Standard dark bitumen roofs in the UAE absorb up to 90% of solar radiation, reaching punishing surface temperatures of 70°C to 80°C in the summer.

Strong roof insulation, reflective finishes, shaded service areas, and, where suitable, green or landscaped roof zones can improve performance. Outdoor spaces should also include shaded walkways, covered parking, pergolas, heat-appropriate paving, and shaded communal areas to make developments more usable during warmer months.

  1. Coordinating efficient HVAC systems early

Even with strong passive design, buildings in the UAE still require mechanical cooling. This makes HVAC efficiency critical. Consultants should coordinate cooling systems early with architectural, structural, and MEP teams to ensure cooling loads are calculated accurately, ducts are properly routed, and systems remain accessible for maintenance.

Energy-efficient HVAC choices include high-SEER units, smart or programmable thermostats, regular maintenance planning, clean filters and ducts, and properly sealed and insulated air ducts.

Why the next frontier for women’s development isn’t empowerment. It’s calibration.

For years, women have been told to speak up, take space, believe in themselves, ask for more and become more confident.

That message mattered. In many ways, it still does. But I believe we have reached a point where empowerment alone is no longer enough, because women are not all standing at the same starting line.

Some women are still finding their voice. Others are already leading teams, building companies, raising families, managing clients and making decisions that affect hundreds of people. They do not necessarily need another room telling them they are capable. They already know what they are doing.

Their challenge is different. How do you keep up with the life you have built? How do you maintain yourself when your responsibility grows?

How do you adjust when more people are watching, more people depend on you, and the room reads you before you have had the chance to explain yourself? That is where I believe calibration begins.

Calibration means meeting a woman where she is now, not where a generic idea of women’s development assumes her to be.

A woman starting her first business may need confidence and mentorship. A founder entering a major funding round may need to sharpen how she communicates under pressure. An executive stepping into greater visibility may need to understand how her voice, facial expression and presence are being read. A woman balancing leadership with family responsibility may not need another ten-step routine. She may need a form of care she can actually maintain.

These are different women with different realities. Yet too often, we give them the same advice.

I began thinking about this through the women closest to me, particularly my mother.

I watched what years of responsibility and pressure could do to a woman’s presence. Not because she had become less capable. Not because she needed someone to tell her to believe in herself. But because carrying responsibility over time changes what a woman needs.

That distinction stayed with me. We often celebrate women when they rise, but we speak far less about what helps them maintain themselves once they are carrying more.

The wellness industry has its own version of this problem. Much of modern care is built around ideal conditions: more time, better routines, daily consistency, space to pause, the discipline to keep adding new habits.

But many women do not live under ideal conditions. Their meeting still starts at nine. Their child still needs them. Their client still calls. Their team still expects an answer. Their flight still leaves that evening.

Telling these women to redesign their lives is not always support. Sometimes support should redesign itself around them. This thinking shaped ARU House of Calibration.

We are building a women-only monthly event concept in Dubai around a simple belief: women should not have to step away from real life to care for how they show up within it.

At our events, women do not simply sit and listen to speakers tell them to be more confident. They participate.

They practise communication and presence through guided exercises. They complete a skincare ritual together rather than adding another routine to manage alone at home. They meet other women who understand similar levels of ambition, responsibility and expectation.

The professional skills matter. The care matters. The community matters. But the combination matters most.

Because development should not always ask a woman to become someone new. Sometimes it should help her keep pace with who she has already become.

This is also why I believe community spaces need to move beyond broad encouragement.

“Women supporting women” is a positive idea, but support becomes more useful when it reflects reality. A founder may benefit from being around another woman who understands payroll pressure. An executive may value a room where she does not need to explain what constant visibility feels like. A woman with a demanding career and family may need to hear that care does not have to become another standard she is failing to meet.

Shared standards can create a different kind of connection. Not because every woman in the room has the same life, but because she does not have to translate the weight of hers before the conversation can begin.

To me, that is what calibrated development looks like in practice. It is not the end of empowerment. It is what comes next.

Empowerment says: you can. Calibration asks: given where you are now, what do you actually need?

That is the question I believe the next generation of women’s development must get much better at answering.

This makes design choices such as insulation, glazing, airtightness and efficient HVAC systems especially important.

High-performance homes address this through stronger building envelopes, advanced insulation, double or triple glazing, low-emissivity coatings and better-sealed façades. These elements help maintain more stable indoor temperatures and reduce pressure on cooling systems.

In Abu Dhabi, the Estidama Pearl Rating System has helped shape sustainability standards across the emirate. These frameworks show that high-performance construction is becoming closely linked to future market readiness.

Creating Healthier and More Comfortable Indoor Environments

Dubai’s Law No. 5 of 2025 concerning public health includes indoor air quality within the wider scope of environmental health, showing how occupant wellbeing is becoming a stronger regulatory priority. Poor indoor air can contribute to respiratory issues, allergies and other long-term health concerns, especially when dust, mould and volatile organic compounds (VOC) build up inside tightly sealed, heavily air-conditioned spaces. High-performance homes are designed to reduce these risks through better ventilation, advanced filtration, moisture control and safer material choices. Energy Recovery Ventilators can bring fresh air into the home, while HEPA filtration can help capture fine dust and other contaminants.

Material selection also matters. Low-VOC paints, adhesives, finishes and building materials help reduce harmful emissions inside the home. Moisture control is equally important, as poor humidity management can lead to mould growth and affect both air quality and building durability.

Five Lessons from H1 That Will Define UAE Construction in H2 2026

The first half of 2026 has shown that the UAE construction market is no longer defined simply by growth. The industry is entering a more mature phase where the ability to deliver projects efficiently, sustainably and at scale is becoming just as important as launching them.

The country’s construction output is projected to reach approximately USD 130.8 billion by 2029, reflecting continued confidence in the built environment and the long-term strength of the development pipeline.

For Access Consult, more than 27 years of experience across the UAE’s built environment have shown that the market is entering a more demanding stage. Developers are now looking more closely at delivery capacity, regulatory compliance, sustainability, resilience and long-term asset value.

Drawing on patterns observed during H1 2026, Mohamed Salah Seguen, CEO at Access Consult, outlines five key lessons that will define construction activity in the second half of the year.

High project activity Is raising the bar for execution

The UAE’s construction pipeline remains highly active, supported by strong real estate demand, population growth and continued investor interest. In Dubai, official first-quarter data showed 10,776 building permits issued, a 12% increase compared with Q1 2025. At the same time, Dubai’s real estate transactions reached AED 252 billion in Q1 2026, reflecting deep investor confidence across the market.

The challenge for H2 will be delivery capacity. As more projects move forward at the same time, pressure increases on consultants and contractors. A strong pipeline only creates value when the market has the technical and operational capacity to deliver it.

This means developers will need to place greater importance on early planning, realistic timelines and clear project structures. Projects that begin with coordinated teams and well-defined scopes will be better positioned to progress efficiently.

Resilience is becoming part of smart project planning

H1 2026 has reinforced the importance of resilience in construction planning. In a fast-moving and globally connected market, resilience means ensuring that projects can continue progressing smoothly even when external conditions shift. For developers, this means looking more closely at procurement planning, supplier coordination and construction sequencing. It also means identifying materials or systems that may require longer lead times and planning around them earlier in the project cycle. In H2, resilient delivery planning will become a practical advantage. Developers that think ahead will be better prepared to keep projects on track while protecting quality and long-term value.

Quality and Safety Are Becoming Central to Market Confidence

One of the most important developments in H1 2026 was the enactment of Dubai’s Law No. 3 of 2026 concerning the quality and safety of buildings. The legislation establishes a clearer regulatory framework and reinforces the importance of accountability across the full building lifecycle.

As Dubai’s built environment continues to expand, quality must be embedded from the earliest stages of design and approvals through to construction, handover and long-term operation. For H2, this means clearer oversight and more disciplined technical review will become essential.

Digital tools will play an important role in supporting this shift. As projects become more complex, technologies such as BIM, AI-assisted project monitoring and digital twins can help consultants and developers improve visibility across project cycles. These tools allow teams to track progress more accurately, identify issues earlier and maintain a clearer record of building performance over time.

Sustainable design is now a market expectation

H1 2026 has reinforced that sustainability is becoming a central requirement in construction. This shift is supported by national priorities such as the UAE Net Zero 2050 strategic initiative, as well as local green building frameworks including Abu Dhabi’s Estidama Pearl Rating System and Dubai’s Al Sa’fat Green Building System.

In Dubai, Al Sa’fat sets mandatory green building requirements for new buildings, while Estidama has helped shape sustainability standards in Abu Dhabi through the Pearl Rating System. This is pushing project teams to think earlier about materials, energy use, carbon impact and indoor comfort. Sustainability also now sits closely alongside tenant wellbeing, especially as occupiers and investors place more value on healthier buildings.

In H2, developers that integrate sustainability from the start will have a stronger advantage. This includes selecting appropriate low-carbon materials, planning efficient building envelopes and ensuring that sustainability requirements are reflected in specifications.

Connectivity is becoming a core part of construction value

Another key lesson from H1 2026 is that connectivity is becoming central to how projects are planned and valued. Major mobility and infrastructure developments, including Etihad Rail, Dubai Metro’s Blue Line and the newly approved Gold Line are changing how developers and consultants think about growth.

This is closely aligned with the Dubai 2040 Urban Master Plan, which sets out a long-term vision for a more connected, sustainable and people-focused city. It places great emphasis on walkability, public transport, cycling routes and sustainable mobility. For developers, this means buildings need to be understood in relation to the wider city. Future-ready projects will need to consider transport access, pedestrian movement and proximity to key business, leisure and community hubs.
